If one were in a different phase of their investing career, they might also use leverage to unlock some of the trapped equity, but seeing as you're getting ready to retire and just paid them off, that probably doesn't make sense in your situation. 

But then those prior year losses come in and they are unlocked, no matter how high your income is, and you can sometimes make a lot of your tax exposure on the gain disappear with those prior year losses.It's not the bummer you're currently thinking it is. 

Tenant #1 has no problems completing the credit/background once the system is unlocked and I have already verified employment and references so I don't see any red flags per se but they haven't completed the application process.
