Before doing that though, i'd suggest reading up on the best in class single family home aggregators and their competition:  America Homes 4 Rent, Colony Starwood, Silver Bay Realty Trust and Altisource Residential. 

LOL... now maybe when the politicos can't get their bottle of Silver Oak or Screaming Eagle they will take note.. but Trump does not abide so he does not care LOL.When I grew up in Cupertino as kids we cut apricots picked cherries etc etc.in Oregon folks my age used to pick berries  Blue  Bosyn black you name it.now get a 16 YO off his smart phone or computer game and put him or her out in the fields..

So I am not being a Debbie downer here just spelling out the other side of the coin its not all Silver Oak Cabrenet and Roses....

Hello BPers,Thought I'd post this in the LA forums as well to get any advice from local LA investorsMy wife and I recently purchased our primary residence in Silver Lake and did a pretty extensive remodel, however, I am now in the market for an investment property, as a SF residence does not provide any cash flow!

The property is just north of Silver Spring near 34th.

Meaning, I would:    ~close on rental property at 123 Main Street    ~take profits from 123 Main & 1031 Exchange them by paying off current primary residence at 567 Oak Street    ~take out new conventional loan and move into new primary residence at 9876 Eagle Ave    ~rent out 567 Oak Street    ~complete all tasks within 180 daysI hope that makes sense.

And those that do come up would be so prohibitively expensive (like near Silver st, those could be 600k easy), that I'm not sure it'd even be the best use of your money.

I think a great area of growth in LA are the hills of east LA by Mt Washington, Highland Park, and Eagle Rock.

I know access to the MLS isn't a silver bullet.
