The one to four is a very comprehensive contract that covers everything and even has room for special provisions when something out of the ordinary needs to be spelled out.When doing not so normal purchases like a sub-to, I dont use the TREC, but one that I created from several other contracts.

Charlottesville permitting is usually a nightmare and I can tell you that if you are trying to do something like that fully up to code then the city's standard is going to be more or less the same as a normal house/structure.

@Scott RayWhat you are paying is normal and not double taxation.If you want to only pay tax in the U.S.A., while residing in Canada, then you would need to hold the assets in an incorporated entity.

While this amount of evictions seems higher than normal, even for a rough area, in general low end areas = fewer qualified tenants = more tenant fraud and more consistent evictions.

If they're not familiar then it's your chance to get your foot in the door by bringing 1031 education to them.It's been a few years since I checked but at one time NAR showed statistics that of all the transactions potentially qualifying for 1031 exchanges, only about 10% were actually handled that way.

I’m also a long term equity guy, so just having tenant pay my mortgage is enough of a deal in current climate.On the positive rents are very high for this area and even this time of year when normally I’d see no leads for an open unit I’m seeing 1-2 a week for unit we’re remodeling.Good luck in the search and congrats for doing it yourself.
