@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to.

It sounds like a single family house where you will be living in the house(personal use).Therefore, you may not be getting the tax benefits you think you are.Consult an accountant.I am not sure why your sister would agree to this as well, she is losing $170,000 in this transaction and she faces the possibility of you increasing her rent.You also have to charge market rent or close to market rent or it is all deemed personal use.

I bought a condo in Norman Oklahoma 3 years ago and due to the rental market, I have struggled to get another.

Maine in particular has a few markets with a decent amount of multifamilies.

That would probably be a good market for something like this.

I don't invest overseas, but I do invest in multiple markets across the U.S.
