Another strategy is looking at short term or mid term rentals thats one way to cashflow but it does take more work as your basically running a hotel business but once you figure how to automate things it will get easier at least thats what the short term rental investors tell me lol.

@Sejin Kim remember that in most Florida markets, one bedroom condos will compete directly with hotel rooms.

There are other investments like air-bnbs where owners rent by the night similar to a hotel and those are referred to as short term rentals. 

I did have a good friend from Portland ( X philly eagle) who bought a small boutique resort in Kona about 8 to 10 rooms and that seems to have gone well for him over the years but price points were lower than the big hotels on the water or in Golf course settings.

You would just need to come up with another 100k or so.If you like truly passive real estate and don't mind risk, you can go half on a hard rock hotel property in San Diego.

We only have a few hotels in the area. 

If you own a hotel you might also have to pay a resort fee.

Hotels have to have a decent Gym and my clients normally have stuff to do in the morning so I work out and usually hit it about 10 to 11 with them  this is once every 45 days. 

AirDNA is a real standard for this stuff, but don't forget you will compete against hotels too. 

But I guess hotels don't normally have an issue- well most of the time.
