I still like to get hands dirty but I do not hesitate to call plumbers and electricians to do the more tech work.

What to get some thoughts on potential problem before I contact an electrician.

That house has given us an opportunity to get some rehab experience and we have started building relationships with a really good electrician and a couple of other handyman types.From what I have seen on BP I should be looking to get involved with a local REI club to start building relationships but I have not been able to find anything around here.Hoping someone with local knowledge on BP can steer me in the right direction for attending some central california meet ups.My goal to build a stable quality REI business over the next few years and eventually transition into this full time.Glad to 'meet' everyone and I promise to stop lurking and get more involved on the BP site.

Thanks Steve, decided to leave it alone with just the one bath.This is for the michigan investors in the area, I'm sure you have gone thru similar stuff with contractors but my Electrician is MIA, if anybody knows of a good one with reasonable rates for a rental, it's not a small job, it's moving a box and running the lines.

A friend of mine always told me the cheapest/best route was to do it yourself and then have a electrician certify it.The house i'm closing on next week has no interior walls ,so running the electric will be quite easy to do.

I have followed electricians, furnace people, carpenters, painters, plumbers, installers and so on as they worked on my own home.

So, I recently had a kitchen, laundry room, and some corrections done by a licensed electrician with permits.

At least in my jurisdiction, any electrical work in a rental must be done by a licensed electrician.
