It's a city of around 55,000 about 40 minutes north east of Indianapolis and price to rent ratios are better than what you will find in Indy when taking into account area and tenant quality.

I am buying a 20 Just east of Butte currently and access is the primary thing I look at. 

Everything east of us is low cost.  

Most of my clients purchase turnkey investment properties in areas like Old North, Merion Village, Southern Orchards, Old Towne East/King-Lincoln Bronzeville, Driving Park, North Linden, North Hilltop, Franklinton, Reynoldsburgh, and Hungarian Village.

I am looking more towards the inland region East of Mount Vernon. 

I am just an average Joe trying to sell our house to investors (ski resort town three hours east of SF if anyone is interested) - I just wanted to check in and see: Is it common for an investor to insist on entering into a contract before they inspect (where they have 2 weeks to inspect and cancel if they don’t like what they see & if they do they will close within one month)?
