I think this is generally a good post but, a couple of subjects warrant comment (opinion...which yes, I know how valuable anyone's opinion may or may not be).* In my world (Bank) a "Foreclosure" is a property/loan that has a filed notice (Often referred to as first legal) that a foreclosure has commenced and is somewhere in the foreclosure process between first legal and sale (or post sale redemption).

This 5 year plan allows me to test multiple different strategies of REI, learning lots along the way, and help me figure out what my "niche" is.Just thinking out loud here haha but I appreciate your comments to inspire me to further think through my real estate journey!

Reading those little books that guests and sign and comment in can be very helpful and grounding when you have those times when it seems like guests don't care.

I can't comment on the bureaucracy, but thanks for the cautionary tales!

As others have commented, this is a scenario where you will have most luck with a private individual lender or some other local financing - just too small for pretty much all the national platform hard money lenders
