This might be a good time to look into house hacking a 4 plex with an FHA loan.

It's got a PM @ 10% a month.I am moving back to TX and will be buying an owner occupied (1 unit) 4-plex in the same city as my current rental.

We have a 5-plex we bought for $125K in 2019 and it cash flows like a boss, but it was built in 1900 and we have had some repairs to deal with.

Has anyone had experience in house hacking a 3-4 plex and using different rental strategies on each?

In 2022, I was taking SL depreciation for my rental properties (1 apartment building and 4 4-plexes).

I have a SFHs, duplexes and a 4-plex and would like to eventually sell the SFHs and 1031 exchange them into MFs.  

I am looking into purchasing a $165,000 4 plex in the area and thinking of putting down $33,000 towards the purchase and the remainder of the 90k in the market. 

People who do that are looking to “get rich quick”, they'd better off going to a casino and putting everything on red.

We also have a lot of "one-and-a-half" plexes (not an official name) - which are converted SF using the back staircase to to get to a studio apartment updstairs.
