-Are there any other nuances around investing in Rolling Hills / Palos verdes?

A LC and a LO are two different completely different strategies. 

I like Summerlin/west Valley for stability and quality (especially in Palo Verde school district)  and also strip high rise condos (for potential appreciation).

Of course, I am alos looking for a title rep or closing attorney who can handle this type of transaction as the last 4 I have spoke with can not.

I can imagine that there will be the suggestion that if a seller is willing to hand over his 20 unit to an investor on a LO then it has to be as rough as a monkeys a..!

The point is that there are risks to transferring conventionally leveraged properties into LLC's but there are alos risks in owning rental property in your personal name.
