I know they have a cap at 10.We have also looked at using local banks in the area but those terms are usually 3 years arms to ten year arms and 20 year loans so it lowers cash flow significantly. 

Is it a rentable area or will you have months of vacancy?

If you are a multistate investor or investing across the state, ask for a clause that allows the freedom to work with agents outside of the region, since it is not possible for this agent to represent you properly in a different state.

There are a lot of successful people sharing real-world examples and learning together. 

If you're in a high-cost area, consider out-of-state markets where you could buy a rental property outright. 

Regarding costs there are a lot of factors considered but to give you a ballpark idea, here is a brief scenario: Our main office is based out of Cherry Hill NJ, a typical 3 bedroom row-home lead-paint inspection in that area would cost on average $450, however we can service the entire state of New Jersey (North Jersey office in Montclair, NJ). 

The whole project cost about $2000-$3,000.Since this project was simply replacing planter boxes and adding gravel to an already graveled area (I did change the layout)...

Those that do are either 1) in areas that are bad and usually only "cash flow" on paper or 2) with exceptionally good deals.
