You could take a withdrawal and pay the 10% penalty but be sure your real estate can make that money back for you in the amount of time you would’ve had to wait.

I feel like this should be prefaced  with the fact that I understand the nuisances cranes/construction cause via traffic and everything else (I, too, live in UTC).That said, I think those who incessantly complain about the issue and seek legislative change to stop it are almost always some combination of selfish, shortsighted, and/or stupid.Typically speaking, you should not mind cranes or construction in areas where you invest for a few reasons - I’m not sure that environmental variation is among the most important/obvious.What is obvious, though, is the fact that cranes/construction are pretty good evidence that you’ve placed yourself in the path of progress.

This does a few things: how much of a loan I can seek how much cash I really need up frontIt would more accurately reflect any appreciation (though I'm planning on being a buy and hold investor, and equity is less critical than positive cashflow, IMHO)Example:Turnkey(TK): Asking price: $35000,  with tenant $650/mo.TK: $300 setup costZestimate:  $18500Closing Cost: $1000In BP's Rental Property Calc I then would put that the rehab cost would be $16800  (16500 premium + $300 setup)the value after $18500So,  what have I missed?

Would it be wiser to simply take what I normally contribute to 401 and keep in a regular savings account that I can access without a penalty so that if I find a property I like I can invest without the hassle?

So if the 0% rate thing is ok to sacrifice for a higher LTV then seek out some different options just for comparison.I do want to mention that two of the common areas of concern for HELOCs I see out there is the 10 year maturity date and the adjustable rate.
