@Jamarr Lee in a case like this you should get some advice either from a realtor who may have access to solds that don't appear online and or an appraiser who may be willing to provide some pointers on how to determine value in a case like this.

The speaker (Lee Escobar) definitely elaborated on key points dealing with a wide variety of REI and also gave recommendations based off his experience.

I think @Lee Ripma has a better take on the emotions than I do.I use what I think has to be one of the more expensive tax people in San Diego (Miles Lawence: Lawrence Tax Services).  

Regarding Lee and Collier counties, I traded about 250 SFR's in 2009 and 2010 which were brand new construction while that market was failing to its current somewhat flat level.
