Can anyone recommend a rebuttable title company or escrow company / broker that is licensed in VA, GA, SC, and FL!

The lease payment replaces the electric bill, often with a lower amount, so from a cashflow angle it usually improves the customers position.

I recommend a pitch book with your business plan, criteria, track record, management companies, attorney, brokers, (and a hypothetical deal is a judgment call).

Also, most of us love off-market deals so get good at either sourcing or having good relationships with other agents/brokers that source them, and feed us!!

Real estate agents and brokers tend to good people to get close to as they will have the most access to deals and will also have connections to contractors, lenders, etc..

In fact I did have at least one deal that wouldn't have happened without her.Just this weekend, and I mean Saturday/Sunday I was on the phone with our mortgage broker getting rates and a letter of conditional approval so that we could get an offer in on a property. 

From a Broker Level, you would need to evaluate what you are going to need as whether it will handle those needs.

@Andrea Ives You can't charge a finders fee like that, that would be brokering without a license, and leave you with fines that you need to figure out how to pay for instead of down payments.You can however, buy property with no money down.

I do not feel comfortable saying who the custodian is, However; it is one of the self directed brokers in this space.
