Unless you invest in a blind pool, in which case it's the syndicator you have to check out, I'd be very uncomfortable having a broker filter our deals and our borrowers.

If you're planning on buying and renting out, it would definitely make sense... and it would make even more sense if you put a team together who would run point for you IF you're uncomfortable (so to speak).  

If  uncomfortable I will stay near the open door and tell them to  look around and tell me what they think when they are finished.   

The routine homeowner maintenance/repair wouldn't get added to basis, and he couldn't have planned to make it a rental in the first year.
