Not to mention a reputation for not following your word, but integrity is not what it used to be.

The keys in Memphis are 1) location - stay away from suboptimal areas, and find out where(if) your prospective turnkey providers are buying homes for their personal portfolio, and what areas they are staying away from, and 2) Construction - what is the construction quality - scope of work, warranties, etc, and lastly 3) as Keloton mentioned above, using management companies always requires a level of oversight to insure the integrity of your investments. 

There is also an issue with corrosion due to the moisture problem.In my opinion, these are structural issues that call into question the building's integrity.

For that reason, I came here hoping to integrate into the BiggerPockets investment community, especially with those who might be living in or around the St.

Often times, in my area, they pay a salary (not super good but stable) and a very small commission - its definitely a job they tell you when to show up and when you can leave - however this is a great way to get integrated into a brand new community.  

I also value honesty and integrity above all else.
