Stained by bleach, embedded oil stains, red pop?  

I focused on Houston more so for the oil and gas industry but unemployment is low everywhere. 

All industries, including RE, begin with some basic business education, then you specialize in an industry, you don't open a gas station without knowing the distribution of gas and understanding what plays on oil prices at your level.

Cap and trade is all but a certainty and the increased fuel and energy costs will kill the economy (even more than they did with the recent oil crisis).

Also, given the location/age, I would assume the system is oil fired.

They then have the landlord fill out a voucher where you will detail who pays which utilities and how your mechanical are configured. ie. nat gas steam heat vs. heating oil on a force hot air system.  

Because we pay enough for oil to pay another mortgage in the winter.

Is anyone concerned that the state is too reliant on Oil and Gas industries, and the manufacturing that supports them?

If a student, then they will have an F-1 visa or J-1 visa, you may have to decide how to handle the rent for summer vacations.Florida has some of the highest percentages of work visa holders in the country, on par with geologists and workers in the oil sector in Houston, researchers, academics, and hi-tech workers in California & Redmond, Washington (Microsoft).  

@Jessica Watson , with oil prices dropping, the Bakersfield market might suffer and that might create a buying opportunity.
