This is just my opinion... if you really want to be both an agent and be an investor, I think getting your broker license and starting your own brokerage is the way to go. ive found in my experience that most brokerages here in atlanta are not very investor friendly.I plan to operate my brokerage with a small team: one buyer agent, an assistant, web team and my main role will be focused on listings and finding my own deals and for my investor clients.

This is why it is important to get every investor to sign an accredited investor form before presenting any deals to them, keep an investor log, document when and where you met every investor, and have a good SEC Attorney on your team It's best to assume that the SEC could be undercover at one of the REIAs, that they are constantly searching the Bigger Pockets forums, and searching the web for illegal securities offerings.Thanks for the great post Nick!

When people call, answer it (you or someone for you).A VA can answer them, capture the lead information in a web form or Google doc, and then you can work from that.We have a cool new tool we've developed - basically a spreadsheet with 3 tabs.
