I am seeking advice on obtaining and finding a like minded and ethical mentor in my area.

Have you thought of getting an apartment mentor or coach?  

Also finding a mentor would be a great thing to do since you are in the beginning stages a great mentor would be a good idea

I just found a great FB Ad mentor and his initial podcast is very easy to follow, Free, and only 20 min long. 

Then find the best mentor you can in that kind of investing.
