I am not sure why some agents have an issue of holding a level of integrity and honesty.

You can definitely integrate and import emails and even phone calls into the CRM. 

You don't have to go out of your way to let them know you are new at this, but answer any questions with honesty and integrity.  

I would be all over that foundation and checking the structural integrity of that property. a crack like that had to have been caused by large amounts of stress in a place where there shouldn't me much stress.
