I'm still at an incredibly part time stage in my investing career (Although I've been doing it now for 5+ years)  I run 3 successful non real estate businesses plus I just became a licensed realtor.Should that status change to a more *full time* approach ~ I'd seriously consider one of those dumping trailer.

For helocs and refis appraisers tend to play it very conservative but I would still declutter, lightly stage, turn on all the lights, etc so the apartment shows at it's best.

The HOA is high because it's in a gated community with a lake with several beaches and playgrounds, a community pool, a golf course with super discounted rates, an equestrian center and archery/shooting range, as well as hiking trails.
