Then did a light sand , and a staining followed by 2 coats of gloss poly .Looked great .Remember by the time you put in furniture and some rugs you dont see much floor .

Repairs and Maintenance are not cheap and shipping carpet/furniture/etc to Hawaii calls for huge price premium so I would be sure keep a reserve for replacements.
