As one of the units I bought came with furniture I am seriously considering a go at temporary rentals like the AIR B&B model. 

I'll get a call for a LL credit reference from a financer of furniture or cars and think 'that renter ain't goin' nowhere'.

Offer incentives: Perhaps you can offer incentives like build to suit, furniture packages, seller financing, legal concessions, etc.4.

I put in ~$500,000 in repairs, upgrades, furniture, etc and converted to a 4 bedroom. 

If you take on their furniture and decor I guess that could be negative.

My owners who have updated their homes with modern furniture packages and highly themed rooms, along with a nicely equipped game room do much better than those who do nothing to the home and hope it will attract some guests. 

Maybe leave a kayak for guest to use (have them sign waivers in case of accidents).Get some old furniture, some bicycles to loan and make a bed and breakfast!?
