Within 3 days of closing, keys were handed to our property manager via real estate agent, minor repairs were done, pictures were taken and the house was listed on several rental sites.

He attempts to contact the listing agent, the agent will not speak to him via phone - only text, which makes communication difficult.The listing agent (who is also the property manager) said they have an offer, with subject removals coming off on Sept. 10th.So I sit and wait to see if the deal closes on the 10th.  11th passes, 12th passes - still listed. 

If you end up making more money via labor, you might want to get an S-corp and pay a salary for tax savings.
