I'd recommend working with a lender to get preapproved to really hone in on your budget, from there you can narrow down what types of homes and areas you can afford.

In my opinion, the disclosure should be in a separate document that is incorporated into the contract and not hidden amongst a multitude of other provisions.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

What is your investment thesis, why are you doing this, what product type and class is aligned with your goals? 

These types of structures makes sense and work well but need to have a clear reason (and clear agreement)
