You could also create a special purchase LLC where your operating agreement outlines % owned, and or other features of your JV.I've done both with my over thousands of 1st lien NPN and PN deals over the past 7 years.Also, since the note is with a licensed servicer, that covers your licensing, CFPB, and regulations as that's what you are paying for with your monthly servicing.My advice is to market more!  

This is a specialized field with not that many vendors, and there are not always great resources in every location from which you can choose.  

Surprisingly, I've gone through two agents who specialized working with investors.  

Looking for recommendations for reputable CPA's and attorneys that specialize in RE in Bucks County, PA.  

Some should be avoided unless you have special skills and a good local team.

Because every perfect agent give his entire time to his client and they are specially very active for the new clients.
