Now when I see the law AB 1482, it says single family home not owned by a corporation is exempted from rent control provided they give notice of exemption (and the line in CAR form says, tickmark Notice of Exemption for notice to be in effect which we did not)The property will come to market for rent in month of July.

It sounds like you need to consult with Eviction attorney, CPA/ Tax professional, Great Realtor and Lender for this.

Account Closed Timothy, it sounds like you have some great ambition, partnered perfectly with some healthy skepticism.

If you want to buy real estate and wait, this could crush, especially with the new ADU laws in effect in San Diego which could help if you have any extra room on the lot at all.

Your loan size will also effect the rate as a lot of the better non-qm financing have loan mins etc.  

No living room sounds like a deal breaker, would at the very least depress the rent you could otherwise get for it.
