Local and state laws will dictate where you stand, but in Indiana (and most if not all states), a tenant can NOT withhold rent for repairs without following proper procedure.

Can you guys give me some insight on the standard procedures when using HML?

As a former contractor myself there are a lot of procedures you must follow.

I have downloaded several apps to my phone recently, but before spending a lot of time playing with them all to see which is the best fit, I thought I would ask the forum...I am managing our own rental properties, and for each step in the process, I have a checklist, for example "Tenant Screening Procedures" or "Move-Out Procedures".  

Seems to me that Wisconsin and Nebraska may have a similar procedure.
