Elizabeth Colegrove I think the reason you seem to be getting some conflicting guidance here is because the answers you are getting may not be "Homepath specific".I browsed through the Homepath lending guidelines at some point and believe IIRC Homepath criteria for a "Homepath loan" will allow 10% for investors on SFR.

Brandon, Welcome to BP.Yes --going to local REI club meetings --but more important --find New Yourk Investors group here in BP and talk or meet with few.Go to search and read all articles --forums about Wholesaling --specifically Justins article on Wholesaling Costs Estimate --and my Comments --as far as Rehab cost estimates and what Rehabber pay for --check Jason Scott's posts here in BP and his website --You may have to leave your job--Conflict of Interest --make sure not to burn bridges.

Comparing 'like' homes via home sales is inaccurate, as homes prepped for sale are usually repaired to better condition for selling.Appraisal board members are appointed/nominated by the taxing entities, kind of a conflict if you ask me.
