I'm guessing, as others have, that you don't have experience with a commercial sized residential complex that is riddled with unknowns.

There are still too many unknowns for you guys to tell this landlord to throw this woman out on the street.

Our other great unknown is we are not certain if we could even find a tenant.

I do agree that our new member finds a good real estate attorney and an accountant before he leaps into the unknown based on the junk he's received on the internet, seminars, REI meetings or other side shows.

If the weighted votes were unknown it might help.

Potential conflicts with tenants (passive aggressive emails or phone calls at unknown hours), needing to drop everything if an emergency comes up e.g. 8am garage door won't open and you need to flip the circuit breaker so your tenant can get their car out, washer overflowing because of a clog in the stack that you (or someone you call and pay) needs to clear.  

The unknown part for me is what Jon brought up, the "Protecting Tenants at Foreclosure Act".

How would you suggest find a good agent in an unknown territory?

A little background on the property, its extremely old, unknown the year it was built, but it was the house my grandfather grew up in and was left to a cousin who unfortunately couldn't maintain the property.  

No matter how much due diligence you do prior to purchase unknown costs can arise.
