My criteria are pretty strict in terms of location for a place I want to live:Walking distance to Newport or ~20 min via public transitNear to PATH (<= .75 mi) to be able to get into ManhattanEverything I’ve seen in the forums leads me to believe any properties in areas meeting these criteria are going to be highly competitive, and I only have about $100k to put down on a purchase.

Make sure you know your selected area and it's best locations.  

The property is located in North Huntingdon, PA.

Locate a Motivated Seller that will consider Seller Financing.

My location only allows 3 non-related people in one house. 

This includes businesses that are located outside the city limits but do some or all of their business activity in the City.There are three types of Activity Licenses that you will need to select: Commercial, Non-Profit and 2-4 Unit Owner-Occupied Housing.

If you are buying larger multis out of state in up and coming economies and locations instead that is understandable too.

These are located in DC correct?
