With the higher cash flow, I can retire at 45...and still be retired at 60, and beyond.Also, If I have a vacancy, I would rather have to come up with the lower monthly payment during those months....and, I can always payoff a 30 year mortgage in 15 years if I want, with the 30 year payment locked in.
