I find it fascinating when I read posts from folks on here who don't send any mail and get all or most of their deals by word of mouth. 

I'd encourage you to ask around for a great contractor (word of mouth referrals will lead you to a better contractor than other means of finding one).

A closed mouth doesn't get fed so I figured I would reach out to this awesome community on BP that I just joined and see where we can go.

. - In the past in other neighborhoods I was shown really good deals by brokers and others but I had to find out through word of mouth that there was a glut of rentals and many remained empty.

Most of my leads are coming from word of mouth and people going to the property and tracking down the owner.  

Learn from me, get a property manager because you will make more money in the end AND be far happier.
