@Michael Gabin - Not sure what city your duplex is in, but in San Francisco we have a nonprofit that helps resolve conflicts between tenants (among others, like LL/tenant and even relative vs relative) using friendly mediation.

It can conflict with your own insurance or something or end up tying you into liability or something. 

Any landlord is quick and happy to get rid of a bad apple, but are conflicted with telling you how bad they are if they are still on his property. 

If your potential renter is anything like me, he is probably conflicted between a couple or so properties as a final decision.

However the property is under a 30yr fed backed loan so there is conflicting info on if that falls under the Cares act limit.

My concern is that I will have much more work from shorter leases, more turnover, conflict with tenants in the same location and potentially more calls from tenants.  

I'd also be Leary of taking the recently Divorced of any age or gender, due to potential Conflicts.

BTW no inside information nor conflict of interest in potential properties.

Their interest to flip houses quickly (time and resources diverted to their interests) and manage properties that they themselves own, comes into conflict with the interests of investors.
