I have been keeping track of the data and to date, I have had over 60 leads, 30 pre-screen phone calls, 12 showings and 0 application submissions.My application qualifications are the following:Income >= 3x monthly rentCredit score >= 600 (will consider less than 600 if no credit problems in last year)No prior evictionsNo violent criminal historyNo smokersFor all but 2 of the showings, the people have given very positive feedback in terms of the amount of space, the cleanliness and everyone loved the bathroom updates.

few items 1. treat them like you would a tenant.. full criminal back ground and credit check that you run.. if they wont submit to that then you have your answer.. once you get those and they look good that's first step2. depending on if your in an attorney or title and escrow state you can have Deed or mortgage recorded against the property and a prom note made out to you.3. make sure your not violating usury laws in the area.. if you are then you need a different type of arrangement.4. if there is a senior lender .. contact them let them know your going to be a junior lender and if they are going to have any problems letting you take over or communicating with you on loan balances.

Do you feel that the tenant screening service provides you with enough detail to make accurate tenant selections The applicant can fill out an online application and they pay for a full credit report and options criminal background report.
