Learn how to pull comps (don't ever mention Zestimate again) and get up to speed on the basics of rehab costs.At first blush, if homes are selling for around $385,000-$439,000 in the area, that house is going to need more than $50,000 in work.You'll need to do a walkthrough with a contractor, who will likely charge you for the estimate.There are lots of youtube videos on figuring out how to estimate rehab costs.

I watched Brandon's youtube video using the 4 square method and my CoC Return was 40.4% vs using the excel spreadsheet punching in the same numbers but coming back 10% lower.

Then you'll have to pay someone to repair it, nail it back into place... caulk and paint.Also, if the wall board is a different thickness than sheetrock you may run into an issue with the window and door casings needing to be adjusted for the difference in thickness.Not to mention the time and money spent tearing out all the sheetrock and surgically removing the trim, labeling it, storing it, etc.

Try Quatro Electronics, they have wireless PIR's and use a cellular modem that sends 20 second video clips directley to a central station, it's battery powered too so it's self sustaining with over a 2 year battery life (with alerts when battery gets low)
