Am I in the right to keep the deposit since the lease was broken or am I nitpicking?

I have a tenant who prior to the coronavirus was asking me to use the security deposit for the remaining payments of their lease. 

The dollar amounts for the potential sale, on the first page of a standard TREC contract, were not even put in the correct spot and there was literally no mention of an option fee, earnest money deposit, and several other items.

Hey @Mark Gallagher, my first cancellation got his refund just fine, but the damage deposit I charge has been held up for some reason.The second cancellation hasn't said anything about not getting a refund.

Just as you would require them to forfeit their deposit if they leave before the lease expires, you are also under contract with them to provide housing during that lease so if you cancel it early, you should expect to pay them something as well.

I just drew $25K on my HELOC and deposited it into my savings account.
