Ok i get it if your expliantion is accurate then they are not really loaning per se they are doing equity JV deals and no doubt in the operating agreement if you fail at all they simply take over and finish the deal with out having to deal with you anymore.. and again I can't blame them for that method I would do the same if it was 100% my money.

Blood from gun shots,, we let it dry, cut out damaged sheetrock,, flooring carpet & pad cut out and wrapped up like a buritto,, plastic gloves, face masks,, one guy died in bed,, put the mattress in a tarp and rolled it up and out.

But that all said in these areas and especially like Gary you can buy houses for 1 to 2k simply buy them and re market them for 4 or 5 k.. that is totally legal and makes you a TRUE investor..

I am simply looking for general advice and feedback on experiences with this type of transaction.My situation is as follows.Purchased a SFH in May 2016 for $96,500 with an FHA loan for my primary residence.In Summer of 2018 I am looking to refinance to a conventional loan because I believe I will be at 20% equity at this point, if not I will wait a bit longer.I would like to maintain ownership of this home and rent at a rate of $1000/month.For my next property I would like to purchase a home that qualifies for 203k financing.
