I'd say, with fix and flips, the first step in protecting yourself and your investors is to have as few investors as possible.You going to have a lot of moving parts as is so you may want to minimize the capital players as best as you can.  

I've had moderate success as a poker player and as a currensy trader.

Where do I start, I know I need an attorney to create the contract for me and my investors, I know I need an inspector, a contractor, and I'm sure some other key players.  

. : ) There are a lot of people in this business that call themselves investors but really are players and pretenders.

I know the players and town and have yet to broach an agreement until I move until my next home. 

I still have a need to get clear who the real "players" in it are.

Keep hitting the social gatherings and REIA meetings and you'll get to know who the big players are.
