@Matt WhitermoreYour point about the potential conflict of interest could be an issue although I think if you trust someone enough to rely on them to that extent you should trust they would at least partner with you on something like that.

All of them are scumbags.What type of people would pay $200 to go be cheering idiots at what is supposed to be an educational seminar. 

Put together a Meetup, get the word out on BP etc, and start with something small like a coffee meet at starbucks. 

I would consider anything 3x from largest project will be an immediate decline, in this case, although it is 7x, however, it is spread in 4 phases, so it dramatically dropped down.

I have a few coffee meetings with some people I met at different REIA meetings.Now for the most important- money, funds, cash.I have been checking out the job ads for any kind of real estate position that I can take without being required to have a license.

This only becomes important if the two of you don't have the ability to come up with the renovation funding.Private/Hard money lenders who might be willing to go into a second position to give you the renovation funds to be able to get the house into top shape would be an option to check into.
