@Matt WhitermoreYour point about the potential conflict of interest could be an issue although I think if you trust someone enough to rely on them to that extent you should trust they would at least partner with you on something like that.

I would consider anything 3x from largest project will be an immediate decline, in this case, although it is 7x, however, it is spread in 4 phases, so it dramatically dropped down.

This only becomes important if the two of you don't have the ability to come up with the renovation funding.Private/Hard money lenders who might be willing to go into a second position to give you the renovation funds to be able to get the house into top shape would be an option to check into.
