I was wondering if I should pull out equity via a cash out refinance or HELOC.

I purchased a commercial property and held it for a couple of years and recently completed a Refinance; however, the trouble I ran into with every lender was the ‘Homestead’ rule within constitution - NOT your property tax ‘Homestead’ exemption via County Tax office.

We're now trying to clean things up via an LLC. 

Secondly, I would start running the numbers via the BP calculator on multiple properties for that area. 

Awesome thanks for the advise @Julian Gonda and @Brian GarlingtonYes I tried to talk to the listing agents but sometimes they get 20-30 offers and 50+ calls so is hard to even get a phone call answered.But I could start implementing building rapport at least via email, Are you seeing any indication of a slow down on your side of CA?

The operator is not a wholesaler per se, he is one who sold his position via wholesale rather than flipping or holding.

Are there any lenders out there that would lend $100-$200k via an unsecured loan (i.e. no lien on the property, because a second lien is not allowed with FHA) on top of the FHA loan limit so that I can purchase in these areas?

I'm looking forward to relaxing a little, unless another deal falls in my lap.
