The EMD is generally refundable, but the seller can insist on a non-refundable deposit as well.The advice to move on is good advice. 

I'd go on and remove my stuff and offer to let her out of the lease and give her deposit back if she leaves the house clean and empty.

My list includes:• Getting new keys for the units• Writing a welcome letter that introduces myself as the property manager - not the owner• Doing an inspection of their unit to see any deferred maintenance that may need to be addressed• Setting up how they will be paying their rent moving forward - I was thinking of direct deposit but thoughts/suggestions on this would be helpful tooSome info about the tenants if this helps; They are a married couple with 3 kids and two cats.

If we walk away we lose our 5k deposit, but almost seems worth it to me as 1.5% is significant.What would the seasoned professionals here do, what are our options?

What if I was a carrier, I put my hands down on the slot machine, the handle in the bathroom, on the tip I give to the waitress, who might spread it to your beer when she serves you.  

It takes a bit of time to get the rent deposited from when the transactions starts and you can pay a bit to accelerate that.

What are Your thoughts of applying Last months rent or possibly Security deposit (considering a good tenant is clean and has shown respect for the property) towards present rent?

I’ll need to get the keys and deposit and I’m concerned they will be difficult.
