Any time you are next to a commercial business it can have an effect on residential properties.

Pick the kind of place to buy, like houses, buildings with many homes, or places for businesses, based on what you want, how much you can spend, and how much risk you can handle.

Maybe 1-2 hour class, so check with your local authority who runs the sale to see if they offer a class.Last thing to remember it is pretty much a cash business. 

If you pair it with a good lender who can communicate the full menu of financing products and strategies, and make good recommendations, you will be in business.

Some are too busy and don't want the work.

If you have a good cleaner, your business is going to have the ability to be successful.
