I think my main dismay is that, at least under my reading of the SPV/integration rules, a developer could do max only a couple properties per year.

Learn all you can, integrate your new knowledge into how you handle your real estate growth, and keep on adding to that portfolio!

You've already done something, you're able to learn from mistakes and keep going, you have passion, you have integrity, and you're one Bigger Pockets:) No one on here is mistake-free in their investing, but are happy to use those mistakes to help each avoid the same.

Make sure that you feel the trust and integrity if you lend to a friend who is also an investor.

Could help you truth some of the numbers, and judge his integrity.  

If the latter, I would suggest you start by fixing what is essential - whatever your building inspection outlined as urgent - to maintain the integrity of the building.
