I used to love to walk into the Fort Wayne courts on the morning of my evictions and listen to the judge...before he would hear any cases, the very first words out of his mouth were, I'm paraphrasing "If you have not paid rent on time, for ANY REASON, you are in default..."

It may be because I have a background in construction so I am very anal about my quality of work, but I have always found that if you are a good contractor you probably aren't on thumbtack because you get all your work through word of mouth and you aren't looking for new work.

@Harman N. if you have the head height I would do 2 layers of drywall attached to resilient channels on the ceiling won't cost that much and will keep the tenant happier not hearing as much noise from above.

I understand that because my conversation with the realtor agent was through word of mouth and them telling me that the homeowners would be fine with any dog was through word of mouth, that won't help me in any legal way.

Really all that matters is what will make you happier, and if selling that house is it, then sell it.
