@Melanie Smith First floor units get better rent because of the yard (dogs and BBQ's), with upstairs being the same price if the square footage is more due to not having common hallways or stairs.

My advice is creat a project whether it's real or not and get pricing on that project and use that as a baseline so you can scale up or down as needed. also in order to get accurate estimates from contractors without going through weeks worth of back and forth it is best to know trade slang and the major factors affecting each trade ie drywallers will need square footage and finish texture or the fact that roofers bid things by the square(10x10=100sq ft).

If you are priced right and the unit is decent, you should be getting WAY more interest.Bottom-line..... your price is too high for what the unit offers.Adding SQ footage is going to be expensive and no likely going to fix you issue.Add amenities..... dishwasher wouldn't be too hard for most places but depends on the layout etc.I try and stay around 5-10% below the market rent of the area and get a larger pool to select tenants from..... my opinion.... drop it to $1000/month

If so, furnishing it and renting out 30 days+ may be the way to go.Speaking of furnishing, depending on your square footage, bed/bath count, etc. are you comfortable leaving most, if not all, of your furniture behind and will it suit a furnished rental well/photograph well?

Comps must be closed with a loan in last three months with similar square footage, similar view, similar amenities such as pool/jacuzzi that are permanent/square footage, should be in last three months - a year old means there are no recent comps.
