Yale is great for student housing, traveling clinicians, and other cash flow ideas- not the fastest appreciation in the world, but getting better and the Yale impact as a behemoth "institution" isn't going anywhere :) 

It depends on what and where you're holding assets.Say you're a California resident with California real estate, but you set up a Wyoming LLC because someone said it was a good idea.

I would definitely recommend reviewing this with your CPA to get a good idea of any tax implications outside of 1031 exchange know how. 

So this should give you an idea of how much cash you will get out to retire all your CC debt.

If you've already read that or aren't satisfied with that answer, then another idea would be to go to local real estate investing meetups and find someone who is already doing what you're interested in doing and volunteer a day/week to help them out.

I would recommend going to a local real estate meet up to talk to NY investors and they may have more ideas.
