I’m a brand new investor, no deals, don’t even own my own home yet, just starting my journey via books, podcasts, forums, YouTube etc… Here’s my dilemma: I have a little over 100k saved.

Also, it seems that regardless what happens, economic policy seems to favor consumption and spending and overextending - - while frugality and saving - is penalized via lower rates. 

If there are other resources via articles/posts/podcasts you recommend, I will also take those.Thanks!

I’ve been looking at properties and trying to analyze them via calculators for flip, BRRR and rentals like crazy but they never come out as making a profit even though on the surface some look really good, others look like seller is too greedy.

I am guessing first step is to try to make contact via a written letter, but we will take any suggestions. 

I've read mixed/conflicting advice on here about whether it's more beneficial to buy each one via LLC or would buying under my own name and supplementing that with a hefty umbrella insurance policy?

Guys, if you just took a course on "how to make money with rental arbitrage" and want to go out and find places to lease, that you can turn around and lease via airbnb/vrbo, find a better way to ask.What I would do is put together a pitch about myself, my experience, how I'm well capitalized, etc.

The capitals gains hit would be around $38,000 but I feel like that is the smaller number compared to reinvesting now via 1031 and paying these super inflated prices only to be in the hole later.I am contemplating selling and holding for a few years or possibly using the sale to pay of my primary homes mortgage which would save me $135,000 in interest.
