Just remember that the important thing is the high level overview I gave in my first response to your post: its a way for the seller to get cash at closing and defer the capital gains tax and depreciation recapture for 30 years.

I was planning on using my VA loan to house hack in our new area, as the property we are on now isn’t our ideal rental property.

Sounds like you made the best of a less-than-ideal situation. 

Remember, credit is tight so banks will fund properties backed by investors who have track record...and there will be alot of deals they can pick and choose from.finally, MF investing is all about cash flow.

To start those are numbers for a specific year, so you would want more of an average if possible 3+ years would be ideal. 

I remember chatting with @Henri Meli about local deals and then he pulled up an alert on his phone on a Durham duplex(probably the same alert most of us received that day).
