And for 800 bucks a year I'd rather go corp, as in Ca a RE broker can only be an S corp And that is the path I am on at the moment.Or my alternative is to run sole prop and either hire my husband as an employee or contractor.

As long as you account for the cost it will take into correcting the mold problem, and let the seller know as to why you're coming in with what you offer due to the cost it will take to fix the mold, then it shouldn't be an issue.

Only way I would think it would affect you is if you borrowed more than the appraised value, but I am sure no bank would allow that to be an option.
