I just always disclose upfront there is a broker fee no less than 1/2  and no more than 1 full installment of rent.As for commercial I am not sure.

I would much rather this tenant-buyer succeed at this purchase than fail and have the hassle of an awkward eviction next year, and am considering sending a monthly email on the 1st of each month reminding them that the clock is ticking, and giving them contact info to my loan broker for their benefit.Any thoughts or advice?

As for West Arlington, the area north of 287 all the way north to North Green Oaks ( that whole swatch from Cooper street to Fort Worth) has a lot of custom homes, mature neighborhoods, and some streets of decent-looking duplexes.
